Masterplanning for “Second Home Community” is envisioned to offer an alternative approach to contemporary methods of real estate developments. The design proposes traditional settlement patterns, typically laid concentric to a large neighborhood center.

Awarded with National HUDCO Award in 2016, the 38-acre master plan for “second home development” is located on the outskirts of Wada in Thane. And in close proximity to an existing truck road which will be conceived as a major regional thoroughfare as a part of a larger regional plan. The neighborhood areas comprise a variety of activities and building types including parks and stormwater water swales.

The site is divided into three parts, the Neighborhood Center, the Senior Housing and the Residential Neighborhood, which houses Apartments, Rowhouses and Villas. The Neighborhood Center encloses a U-shaped central green, lined with 6 storey buildings where the ground floor is a commercial space designed to serve the neighborhood and surrounding region.
